Technical Director Property Operation and Portfolio Management

Our group of companies with a diversified real estate portfolio is looking for a Technical Director to manage the technical operation, development and long-term sustainability of the properties it owns in Budapest and Perbál. The portfolio includes A-category office buildings, manufacturing and logistics properties. The task does not only mean operational management: we are looking for a specialist who is able to see a complex technical system at the portfolio level, identify its risks, keep costs under control and prepare the necessary maintenance, renovation, energy or investment decisions in a professionally sound manner.

Position purpose

The Technical Director is responsible for ensuring that the technical operation of the group's real estate portfolio is safe, compliant with legislation, transparent, plannable and cost-effective. A key element of the role is the systematic management of existing technical documentation, maintenance system, utility and energy data, regulatory deadlines, tenant settlements and investment needs. The position is directly related to the decision-making process for owners and senior management.

Main tasks and responsibilities

Technical operation of a real estate portfolio:

  • Managing the continuous, safe and legally compliant technical operation of office buildings, industrial and logistics properties owned by the company group.
  • Monitoring the condition of building mechanical, electrical, energy, architectural and infrastructure systems, initiating necessary interventions and providing professional supervision.
  • Handling occasional errors, malfunctions, leaks, cooling-heating, electrical, mechanical and other technical problems, prioritizing and implementing interventions.

Portfolio-level health assessment and risk management:

  • Regular assessment of the technical condition of properties, identification of short, medium and long-term risks.
  • Assessment of the condition of aging infrastructures, mechanical systems, electrical networks, roof structures, garages, water blocks, pipes , cooling and heating systems and other critical elements.
  • Establishing a priority order of urgency and risk, and preparing the necessary maintenance, renovation and investment proposals.

Operation of maintenance, regulatory and compliance systems:

  • Monitoring of mandatory official inspections, statutory maintenance, contact protection, lightning protection, fire protection, energy and other technical compliance tasks.
  • Maintaining, documenting and executing daily, weekly, monthly, annual and multi-year maintenance tasks.
  • Keeping deadlines, expiration dates, review obligations and related documentation up to date.

Budget planning and ownership decision preparation:

  • Preparation of annual operating and investment cost plans in CAPEX/OPEX breakdown.
  • Preparation of renovation, maintenance and investment needs from a professional, financial and risk perspective.
  • Presentation of alternatives, priorities, cost estimates, payback logic and expected consequences to ownership decision-makers.
  • Monitoring the implementation of approved budgets, indicating deviations and making corrective proposals if necessary.

Utility and energy management:

  • Monitoring, analyzing and documenting gas and electricity consumption and other utility data.
  • Management of quarter-hourly electricity data, meter readings, sub-metered consumption and tenant chargebacks.
  • Coordination of energy reference data services.
  • Monitoring expiring utility contracts, professional preparation of energy and utility tenders, comparison of offers and preparation of decisions.

Contract and service provider management:

  • Professional supervision of maintenance, operation, utility, construction and other technical service contracts.
  • Coordination and control of the work of external service providers, maintenance workers, contractors and industry partners.
  • Professional evaluation of requests for quotations, technical content, certificates of completion and service provider performance.

Management of tenant technical needs and settlements:

  • Coordination of technical consultations, transformations, office designs and expansion projects related to tenant needs.
  • Technical and scheduling supervision of tenant fit-outs, space transformations and special technical projects.
  • Accurate management of tenant utility chargebacks, submetered consumption and individual billing data.

Documentation and data management responsibility:

  • Understanding, maintaining and further developing the existing server-based technical documentation system.
  • Keeping equipment lists, maintenance records, meter data, regulatory deadlines, tenant statements and cost planning tables up to date.
  • Systematizing operational data so that it can be used for management decisions, cost planning, and technical prioritization.

Expectations

  • Specialized higher education, primarily in building mechanical, electrical, architectural or other relevant technical field.
  • At least 4–5 years of relevant experience in complex real estate operations, technical management or facility management.
  • Confident technical approach to building engineering, electrical, energy and architectural operational issues.
  • Practical knowledge of legal, regulatory, contact protection, fire protection, energy and maintenance obligations related to facility management.
  • Strong Excel and data analysis skills; ability to interpret, maintain and progress complex technical, consumption and financial spreadsheets spanning multiple years .
  • Structured thinking, independent work and a systems-building approach.
  • Ability to transform technical problems into decision-making material that can be interpreted from a business, financial and risk perspective.
  • Experience in supplier, service provider and contractor negotiations.
  • Category B driving license and willingness to travel between the Budapest and Perbál locations.

It is an advantage

  • Experience in operating a multi-building portfolio, office building, industrial, manufacturing or logistics property.
  • Experience in energy tendering , utility contract management or energy optimization.
  • Expertise in solar systems, UPS solutions, energy efficiency investments or payback calculations.
  • Experience in using or implementing BMS, CAFM, FM software, meter data management or energy monitoring systems.
  • Experience in diagnosing aging infrastructures and determining their economical renovation sequence.
  • Experience in coordinating tenant fit-out, office design or technical conversion projects.
